Serving Pewaukee

Garage and basement epoxy floors in Pewaukee, built for parked cars, winter salt and an approved home office corner.

Brookfield Epoxy Flooring has spent more than 20 years installing epoxy flooring in Pewaukee, and most of the floors we quote here are garages, basements and the occasional storefront. Every one starts the same way: we open the slab mechanically with a diamond grinder or a shot blaster, we never acid etch it, and we test it for moisture before a coating is chosen.

Our proposals are specific on purpose. Each one names the product, the system build and the finished thickness, so you can hold what went down against what was quoted. A home job also gets a written contract with those products and any warranty spelled out in it before we take a deposit.

Before we put a number on anything, we look at the cracks, the joints and whatever coating is already on the floor. If the slab needs repair or replacement before it can carry a system, we tell you that at the quote, not after the install.

Detached Garages That Double as Pewaukee Home Offices

A Pewaukee garage with a coated work corner separated from the car bays at a saw-cut joint

A detached garage in the City of Pewaukee often does two jobs at once. The cars park on one side, and a desk, a filing cabinet or a small workbench takes over the back wall. The city’s accessory-structure rules decide what that second job is allowed to be, and we size the floor to that use rather than to something the building cannot legally become.

What the city allows in an accessory building

The City of Pewaukee Building Services handout on accessory structures summarizes zoning code 17.0209. It says residential accessory uses must stay subordinate to the house and may not include a separate residential dwelling unit. They also may not involve the conduct of any business, trade, or industry, with one carve-out: approved home occupations and home offices as the ordinance defines them.

For a floor, that sentence is effectively the scope of work. A detached garage here can hold parked vehicles plus an approved home office or home-occupation space, and that is the combination we design for. The handout does not list which occupations qualify or explain how approval is given, so that question goes to Building Services before you plan a room around it.

A household floor with a work corner, not a trade shop

Because other business, trade or industry is not permitted in a residential accessory building, a Pewaukee detached garage is not a contractor’s shop. We do not quote it for forklift traffic, fabrication or the steady rolling loads of a commercial bay, because that is not a use the lot can host. The floor we specify is a household garage floor with a defined work area at one end.

That framing keeps the system honest. A heavy industrial build adds cost and thickness that a two-car garage and a desk will never use, while a thin roll-on product will not survive winter tires. We land between them and write the finished thickness into the proposal so the choice is visible.

No living space over this slab

The same handout rules out a separate dwelling unit in an accessory building. If a homeowner tells us the long-range plan is to turn the garage into an apartment, we say plainly that the city’s accessory rules do not allow it. The floor we build is a garage floor, priced and specified as one.

Two Accessory Buildings per Lot and the Permit Question

The accessory-structure handout puts a firm number on how many outbuildings a home can have. That limit, and the permit tiers that come with building one, often explain why the office ends up in the garage in the first place.

The two-structure limit

The handout reads, “In no case shall more than two accessory structures be permitted on any residential lot.” When a lot already has a detached garage and a shed, there is no third building to move a home office into. The garage slab ends up serving both the cars and the desk, and the coating has to handle both.

If you are building a new detached garage to hold that office, the city also asks for the same or complementary exterior materials as the house, and metal may never be the primary building material. Those are design questions for your builder and the city, but they tell us early that the slab will sit inside a finished, house-matched structure.

Zoning permit or building permit

An accessory structure of 120 square feet or less needs a zoning permit. Anything larger needs a building permit with scale drawings, elevations and a dimensioned site plan, approved administratively by the Building Inspector and Zoning Administrator. Those permits govern the building and its use, and the handout says nothing about floor coatings either way.

We still ask City of Pewaukee Building Services, at W240 N3065 Pewaukee Road, whether a particular job needs a permit before we put it on the calendar. Coating an existing garage floor and building or converting a structure are different questions, and the answer comes from the city, not from us.

City of Pewaukee, not the village

Pewaukee was organized as a town in 1840 and became a city in 1999. The city surrounds the separate Village of Pewaukee, which was incorporated from the town in 1876, so two municipalities share the name. This page covers the city, a Waukesha County community of 15,914 people at the 2020 census and part of the Milwaukee metropolitan area.

City Hall sits at W240 N3065 Pewaukee Road, while the village has its own hall on Hickory Street. Before we cite any rule to a homeowner, we confirm by address which municipality the property is in. The accessory-structure rules on this page are the city’s.

Choosing a Floor for Cars and a Work Corner

Once the use is settled, the slab sets the rest. Much of the city’s housing is recent: 4,088 of its 7,241 housing units were built in 1990 or later, and 4,389 owner-occupied homes are single-family detached. A newer slab is not automatically a dry one, though, so testing comes before anything else.

Grinding and moisture testing come first

We grind or shot blast the slab to an ICRI CSP profile that matches the system, and we collect the dust and slurry on site rather than washing them toward a floor drain. Moisture testing is a line item in every scope, garage or basement, using ASTM F1869 calcium chloride kits or ASTM F2170 in-situ relative humidity probes depending on the slab.

A garage slab that looks dry can still push vapor up through a coating, which shows up later as blisters, outgassing or pinholes. If the readings are high, we talk about a moisture-mitigation primer or about waiting, and we do not sell a coating as a fix for water coming up through a slab.

The parking side carries the salt

Winter tires bring road salt and calcium chloride brine onto the slab every time a car pulls in. On the parking side we typically build 100% solids epoxy under a polyaspartic topcoat with a vinyl flake broadcast, which resists hot tire pickup and hides the film that brine leaves behind.

Joints and cracks get read and filled before the coating goes down, so the edges are not left to chip under tires. Where the slab carries a failing coating, we grind it off completely rather than coat over it.

The office side wants a calmer surface

Desk chairs, a rolling cabinet and foot traffic in socks or slippers ask for something different from the parking bays. We often tighten the flake broadcast or move to a smoother topcoat in the work corner so casters roll easily and the floor is comfortable to stand on for hours.

The line between the two zones is a design choice, not a structural one. We mark it on the plan and in the proposal so you know exactly where one finish ends and the other begins.

Curing on slab temperature, not the calendar

A detached garage in Pewaukee is often unheated, and coatings cure on the slab’s own temperature and the dew point spread at its surface. Laying epoxy on a slab that is too cold or too close to the dew point invites amine blush and a soft, cloudy finish.

We schedule against those readings rather than a date on the calendar. When an unheated garage cannot hold a safe window, we tell you it has to wait for spring instead of forcing a winter install.

Pewaukee Detached Garage Floor Questions

These are the questions that come up most often once a homeowner has an office corner in mind for the garage. Each one changes what the floor under that corner needs.

Does a tougher floor change what the garage can be used for?

No. The use of an accessory building is a zoning question, and a heavy-duty coating does not turn a household garage into a space the city allows for business, trade or industry. We build to the use the city allows, and we say so if a request points somewhere else.

What does the warranty leave out?

We read the warranty exclusions to you before the job is sold, and moisture from below is the first one named. That is why the moisture test is in the scope from the start rather than offered after a floor has already failed.

Can you coat over the old garage paint?

Usually not. Old paint and thin roll-on coatings are ground off to sound concrete, because anything we bond to them only holds as well as they do. If the grinding exposes damage that needs repair first, we price that separately and explain why.

How long before I can use the office corner?

That depends on the system and the slab temperature during the cure, so we give you the timing in writing with the schedule. Light foot traffic typically returns well before vehicles do, and we will tell you when each side of the garage is ready.
